Office space across Euston and Marylebone plays host to a wide variety of occupiers. Its popularity is down to lower rent than core locations. But both districts enjoy great connections, especially to commuter hubs north of London, out of Euston and Marylebone Stations.
Two personalities, one major park
An office let in Euston or Marylebone leads to one of two very different experiences.
Euston Station is recently refurbished, and the surroundings are being redeveloped as part of the HS2 train link. It is also the site of sought-after Regent’s Place, home to technology occupiers like Google, trendy restaurants including The Refinery and large, landscaped spaces.
Commercial property in Marylebone, by contrast, is more refined. An office rented here offers an ambience rich with history, period architecture and a close proximity to retail icons such as Selfridges.
Between the two sits one of London’s most famous open spaces, The Regent’s Park: a wonderful place to enjoy when not in the office.
A paused pipeline
The supply of office space in Euston and Marylebone remains low due to a number of new schemes being let recently. New or refurbished stock is especially low, showing just how few new developments are coming through.
